How are offers done?
Texas law does not allow the buyer agent to negotiate directly with the seller without the listing agent being present. The agent can deliver a copy to you but cannot do negotiations. If a buyer comes to you directly, this is a different story and they can negotiate directly with you without the listing agent being present via negotiations.
So here is how it works: Agents are working with their buyers and they write up the offer and email to us. We then forward to you - back to the buyer agent - back to us creating an email loop with the listing agent, seller & buyer agent. You do all the negotiations via email by "replying to all" on the email so we are present via email. We are here to answer any questions you have and depending on your service plan determines our involvement (you can upgrade at that time if you like by paying the difference in plans plus an upgrade service charge.
Negotiations with our full service are done differently. The agents email us the offer and we forward to you. We then discuss the offer, you give us the counter offer and we handle all negotiations back and forth directly with the buyer agent.

How much money you pay us to list your property is not posted on the MLS and agents are not concerned with how much you paid us, they are only concerned with how much money they will make.
